Maintenance tasks for homes, condos

Here’s a handy household maintenance checklist for any owner of residential property. It may not cover all house maintenance or condo upkeep items, but it’s a fine start. Perform monthly

1. Garbage disposal: Clean out with hot water & natural cleaning solution (e.g., baking soda)
2. Clean out debris in all sink drains & stoppers
3. Change the air filter in your HVAC return
4. Wipe down any debris in the range hood

Perform every three months

1. Vacuum out the floor grills from the HVAC lines
2. Clean out debris from any drain grates outside
3. Visual inspection of the exterior of the home for any noticeable issues (water spots on siding or brick, debris backups in gutters, tree limbs on the roof, etc.)

Spring

1. Check batteries in all smoke detectors, replace as needed
2. Inspect toilets for any leaks
3. Re-caulk around bathtubs, windows, showers as needed
4. Inspect the roof for any damage, debris, or missing shingles
5. Clean out gutters and downspouts to avoid backups & water damage
6. Inspect any storage sheds, barns, or outbuildings on the property
7. Inspect electrical panel for any frayed or damaged wiring
8. Check hoses on the clothes washer for wear and tear; replace as needed
9. Clean out clothes dryer vent to remove all lint
10. Inspect plumbing under sinks for any leaks; tighten pipes or call a plumber to repair any damage or leaking

Fall

1. Inspect outdoor water spigots, disconnect hoses, and protect with insulation for the winter
2. Inspect storm windows and storm doors; re-caulk, apply weatherstripping as needed
3. Inspect siding or brick exterior for staining or cracking mortar; clean or repair as needed
4. Check batteries in all smoke detectors and replace as needed
5. Inspect the roof for any damage, debris, or missing shingles
6. Clean out gutters and downspouts to avoid backups and water damage
7. Check hoses on the clothes washer for wear and tear; replace as needed
8. Clean out clothes dryer vent to remove all lint
9. Inspect plumbing under sinks for any leaks; tighten pipes or call a plumber to repair any damage or leaking
10. Check thermostat: Clean contact points, heat sensor, replace digital thermostat if needed
11. HVAC tuneup
12. Inspect chimney for any cracks, debris, or bird nests
