Conventional wisdom says a lot of things.
In real estate, the primary strategy in preparing a home for sale has always been to put the home’s best foot forward: to make the home look as finished and as appealing as possible. Back in the day, any realtor – or real-estate investor, for that matter – would tell you that in order to maximize your home’s selling potential, what you must do is declutter, get rid of excess items, paint rooms in popular or neutral colors, and stage the decor and furnishings to emphasize the function of each space in the home. It was a wise and common-sense strategy proven to work time and time again, all over the United States… Helping potential buyers to imagine what it would be like to live there. Realtors and agents would say that staging your home in the right way is likely to increase the value of your home, or increase the amount of offers made on your house, and thus decrease its time on the market. Good for everyone, it was believed.
But conventional wisdom is conventional – in part, at least because that mean’s it’s an old, time-honored way of looking at the issue at hand.
But white-boxing – the newest trend in Nashville real estate – goes against everything you’ve ever been told about staging a home and preparing a house for sale. Instead of replacing old features with what’s currently trending and upgrading decor to emphasize a home’s most attractive features, homeowners are removing the lot of it to allow buyers to see the home on a completely blank slate. This remodeling trend is called “white-boxing” (aka white boxing or whiteboxing): an increasingly popular way to sell a home, particularly in high-end markets and more expensive areas of town.
